Structure

One project, one entity.

Each project lives in its own Indonesian PT PMA, a foreign investment company structured as a Special Purpose Vehicle. Class B shares are held by investors with full economic rights; Class A shares are held by Nusa Estates and carry management control with no operating economics.

Land is held by the PT PMA under a 28-year leasehold, with priority renewal at independently benchmarked valuation. The term significantly exceeds the 7-year investment horizon.

    Discovery call

    A 30-minute private conversation to align on fit, horizon, and allocation.

  2. Week 1

    Documentation

    Operating Agreement, Subscription Agreement, PT PMA structure and risk disclosures shared.

  3. Week 2

    KYC / AML

    Passport, proof of address, and source-of-funds verification completed.

  4. Week 3-4

    Close date

    Subscription Agreement signed and capital transferred into secured escrow.

  5. Month 2

    Construction start

    Land preparation begins under the fixed-price contract. Quarterly reporting opens.

  6. Month 16

    Occupancy

    Handover, furnishing, and first guests check in. Revenue distributions begin annually.
