We choose location first.

Each project begins with a place we have walked, learned, and waited for — not with a building we are eager to put up. Architecture follows landscape; never the other way around.

We build small, and considered.

A handful of residences per project, each designed for the specific site. We prefer one well-considered detail to ten loud ones. The result should still feel right twenty years from now.

We respect the people who back us.

Our investors are a small group, by introduction. Terms are simple, fees are visible, reporting is quarterly. The investment should be as quiet to hold as the place it represents.
