This website and the investor portal are operated by PT Nusa Estate Group (NIB 2701260053418), an Indonesian limited liability company registered in Canggu, Bali, trading as Nusa Estates (“we”, “us”). You can reach us at info@nusaestates.com.

By using this site or signing in to the investor portal you agree to these terms. If you do not agree, please do not use the site.

The site is intended for adults who are considering a private real estate investment and who are permitted to receive this information where they live. You must be at least 18 years old to use it.

Nothing on this site is an offer to the public, an advertisement, or a solicitation to buy securities or any other investment, in Indonesia or anywhere else. Investment opportunities are made available only by invitation, after an introduction and verification, to investors who are permitted to receive them in their own jurisdiction. They are not offered to persons in the United States.

Any investment is made only under the project’s own written documents, such as the Subscription Agreement and Shareholder Agreement, which prevail over anything shown on this site.

We take care to keep the information on this site accurate and current, but it is general and indicative. Figures, timelines and project descriptions can change, and illustrative yields or returns are estimates, not promises. See Legal & risk disclosures for the risk factors, and take independent legal, tax and financial advice before you invest. Chat answers from the Nusa Concierge are generated by an AI language model and can be wrong; confirm anything important with us in writing.

• Portal accounts are created by us for investors and prospective investors. Your account is personal and must not be shared.
• Keep your password confidential and tell us immediately at info@nusaestates.com if you think someone else has used your account. You are responsible for activity under your credentials until you tell us.
• We may suspend or close an account to protect security, to comply with the law (including anti-money-laundering checks), or if these terms are breached.
• We aim to keep the portal available but do not promise uninterrupted access.

By using the portal you agree that we may communicate with you, and that agreements and documents may be concluded, delivered and kept in electronic form, as recognised by Indonesia’s Electronic Information and Transactions Law (UU ITE) and Government Regulation 71 of 2019.

When you sign a document in the portal, we record the name you type, the date and time, your IP address and your browser details, as evidence of signature and of the document you signed. An electronic signature of this kind is not a certified electronic signature. Some steps, such as share transfers, changes to a company’s shareholders, or documents that Indonesian law requires to be made before a notary, are completed through formal channels and are not replaced by signing in the portal. Electronic documents may also need stamp duty to be paid where the law requires it.

You agree not to:

• access, or try to access, accounts, data or systems that are not yours;
• probe, scan, overload or interfere with the site or its security;
• use automated tools to scrape, copy or harvest content or personal data from the site;
• upload malware or files you do not have the right to share;
• use the site to send unlawful, misleading, defamatory or harassing material, or to impersonate another person; or
• reproduce or forward confidential materials without our written consent.

The text, images, designs, logos, documents and software on this site belong to us or our licensors and are protected by Indonesian and international law. You may view them for your own evaluation. You may not copy, republish or use them commercially without our written permission.

The site relies on third-party services, listed in our Privacy Policy. It may link to other websites we do not control. We are not responsible for their content or practices.

To the fullest extent the law allows, the site and portal are provided “as is”, and we are not liable for indirect or consequential loss, loss of profit, or losses that arise from relying on illustrative figures. Nothing in these terms excludes or limits liability that cannot lawfully be excluded, or any right you have as a consumer under Indonesian law, including Law 8 of 1999 on Consumer Protection.

Write to info@nusaestates.com with your question or complaint. We confirm receipt within 3 business days and aim to give you a substantive response within 14 days. If you are a consumer in Indonesia and are not satisfied, you may also contact the Consumer Dispute Resolution Agency (BPSK). For complaints about personal data, see the Privacy Policy.

These terms are governed by the laws of the Republic of Indonesia. We will first try to resolve any dispute through good-faith discussion. If that fails within 30 days, the dispute is submitted to the District Court of Denpasar, without prejudice to any mandatory right you have to bring a claim elsewhere. Investment documents for a particular project may contain their own governing-law and dispute-resolution provisions, which apply to that project.

These terms are published in English with a summary in Bahasa Indonesia. A full Bahasa Indonesia translation is available on request. For users in Indonesia, the Bahasa Indonesia version prevails if the two differ.

We may update these terms. The date at the top shows the latest version, and continued use of the site after a change means you accept it.
